  • BUYING | Braden Kyle | Your Trusted Niagara Realtor

Buying a Home BOOK A BUYER CONSULTATION 1 Save for a down payment 3 5 7 Having enough money saved for a down payment is the first step on the path to homeownership. In Ontario, you are required to have a minimum downpayment of 5% of the first $500,000 and 10% for the portion of the home price above $500,000. For properties valued at $1,000,000 and above, the minimum down payment you must have is 20%. 2 Build your credit score Obtaining a mortgage pre-approval before starting your home search is important. You can lock in a specific interest rate which is usually held for a period of 60-120 days. It will also help provide an estimate on how much you can borrow and determine what your monthly payments may look like. It also gives confidence to the sellers and agents that you are a serious buyer who can show a pre-approval letter. To obtain a pre-approval, you will need to show proof of income, bank statements, proof of employment, a credit check, and potentially further documentation as required by the lender. 4 Hire me as your agent We will be in constant communication as we filter and sort through potential properties. You will receive daily updates notifying you of the latest listings to hit the market within your specific criteria and budget. Once you have found a home you are interested in viewing, I will coordinate all the showings, make the necessary phone calls, and gather the relevant information specific to each potential property. 6 Make an offer on the property The day you have been waiting for! Over the past 60–90 days you were busy packing, changing your mailing address, updating the utilities and transferring services. Once your lawyer gives you a call that the property has closed and directs your realtor to release the keys, you can finally take possession of your new home. Congratulations! A good credit score can increase your chances of getting approved for a mortgage. Your credit score helps lenders determine your creditworthiness and ability to make payments. Lenders typically require a minimum credit score of between 600-680. A higher credit score can result in a lower interest rate, which can save you thousands of dollars in interest over the life of the loan. Get pre-approved for a mortgage View properties within your budget Closing day! You won’t pay a dime for my experience! It’s important to hire a local real estate agent who has extensive knowledge of the areas you are interested in. You can draw upon my years of experience and knowledge that has been well established through touring thousands of homes with clients. I have developed a well-trained eye and the ability to spot potential problems or areas of concern that you may not have considered. I will take the time to explain all the intricate details and important information to consider when drafting an offer to purchase. I will handle all the legal documentation and carefully tailor an offer to suit your specific needs. I will utilize my savvy negotiation skills to ensure we secure the best deal possible. Once an offer is accepted, there are numerous deadlines and documents that need to be handled in order to finalize the purchase. I will help guide you every step of the way.

BOOK YOUR FREE HOME EVALUATION Selling your home 1 Preparing your property 3 5 Preparing a property for sale is an important step in the home-selling process as it helps to maximize the property's value, appeal, and marketability. A well-prepared property can help attract more buyers, receive higher offers, and sell more quickly. Here are some items to consider when preparing a property for sale: 2 Pricing your property Marketing the property effectively is a critical component of the home-selling process, as it helps reach potential buyers and showcase the property in its best light. Here are some specific steps involved in marketing a property: 4 Negotiating offers Closing the sale is the final step in the home-selling process, during which ownership of the property is transferred from the seller to the buyer. Here are some specific steps involved in closing the sale: Marketing your property Market Conditions Comparable Sales Property Features Home Improvements Market Trends Understanding current market conditions, such as the state of the local housing market, the supply and demand for homes in the area, and the competition from other properties for sale, is critical in determining the right price for the property. Comparing the property to similar homes in the area that have recently sold, known as "comparable sales," can provide valuable insights into the current market value of the property and help inform its asking price. Considering the unique features of the property, such as the size, location, and condition, can help determine its overall value and inform its asking price. Taking into account any home improvements that have been made, such as renovations or upgrades, can help increase the value of the property and inform its asking price. Keeping up-to-date with local market trends and changes, such as changes in housing demand, interest rates, and local economic conditions, can help inform the property's asking price. Cleaning Decluttering Repairs Staging Landscaping A clean and well-maintained home is more appealing to potential buyers and can help create a positive first impression. Removing excess clutter and personal items can help potential buyers better visualize the space and imagine themselves living in the property. Making necessary repairs to the property, such as fixing leaky faucets or repairing damaged walls, can help improve its overall condition and appeal to potential buyers. Staging the property can help create an attractive and inviting space that appeals to potential buyers. This can include rearranging furniture, adding decor, and enhancing the overall aesthetic of the property. Maintaining a well-manicured lawn and attractive landscaping can greatly enhance the curb appeal of the property and create a positive first impression for potential buyers. This involves conducting a market analysis to determine the fair market value of the property and setting a competitive asking price. Factors to consider: Professional Photography Social Media Online Listings Open House Virtual Tour Direct Mail With over 95% of prospective home buyers beginning their home search online, hiring a professional photographer to take high-quality photos of your property is extremely important. First impressions are everything, and this is the way to capture their attention. Attractive photos make the home more appealing and provide buyers with a better understanding of the home's features and layout. Creating a virtual tour, such as a video or 3D walk-through, can provide potential buyers with a more immersive experience and help them get a better sense of the property. It is a great way to showcase the home to those who may not be able to physically visit the home or may not have the time. Utilizing social media platforms such as Facebook and Instagram to promote the property can help reach a wider audience and provide a stage to showcase the property and its features. We run targeted social media ads directed at the correct demographic for your property to capture the ideal buyer. Listing the property on multiple online platforms, such as the MLS, Kijiji and Realtor.ca, can help reach a wider audience and attract potential buyers. If desired by the homeowner we will showcase your home by hosting an open house. This is an opportunity for potential buyers to see the property in person and to provide valuable feedback for the seller. Sending direct mail, such as postcards or flyers, is a tangible and targeted form of marketing that can leave a lasting impression on potential buyers. It helps create awareness and generates more interest in the property. Negotiating offers plays a crucial role in the home-selling process, as it requires reaching an agreement that is satisfactory for both the buyer and seller. A successful negotiation can lead to a faster and smoother sale and can help ensure that the seller receives a high-quality price for their property. Closing the sale Reviewing/Presenting Offers Advising on Offer Terms Facilitating Negotiations Protecting your Interests I will receive and review all offers alongside my clients and present them in a clear and concise manner. My experience will help guide and offer advice to my clients on the terms of each offer, including the price, closing date, and any contingencies to help them make an informed decision. I represent my sellers' interests and act as their advocate in negotiations with the buyer. I work to negotiate a mutually acceptable agreement that is favourable for my seller and exceeds their goals and expectations. As your fiduciary, I am dedicated to safeguarding your interests and ensuring that you receive the best possible outcome in the negotiation process. You can trust me to be your advocate and representative in all negotiations to ensure your interests are protected every step of the way. Final Walkthrough Signing Closing Documents Transferring Utilities Transferring Funds Transferring Keys The buyer may conduct a final walk-through of the property to ensure that all agreed-upon repairs or conditions have been met. The seller and buyer will sign the final closing documents with their respective lawyers, which will include the transfer of ownership, the mortgage agreement (if applicable), and any other relevant documents. The seller will transfer any outstanding utility bills and disconnect any services that are no longer required. The buyer will transfer services to the property in their name. The buyer will transfer the purchase price to the seller, typically through a real estate lawyer. Upon direction from the lawyers, the seller transfers the property keys to the buyer, giving them full access to the property.
